Permit and construction drawings, drafted in-house
the drawings are done in-house. it shows.
Our permit and construction drawings are drafted in-house by the same studio that designs the space. There is no back and forth with a third-party drafter, no intent lost between desks, and no drawing the municipality sends back for clarity.
Book a Discovery CallPermit drawings
Permit drawings are prepared to the standard required for municipal permit submission across Metro Vancouver. Because design and drafting share a desk, revisions turn around in days, not weeks. When the reviewer has a question, the person answering it knows the project.
Construction drawings
Construction drawings are the detailed documents a contractor builds from: dimensions, sections, schedules and details that reduce costly miscommunication on site. A permit set shows the municipality that the work complies. A construction set shows the trades exactly what to build.
Floor plans
We draw scaled floor plans for renovation, space planning or permit purposes. Every plan is measured on site and drawn to what is actually there, not to what an old listing or an earlier drawing says.
What a drawing set contains
A typical set includes existing and proposed floor plans, elevations, sections, schedules and details, scaled and dimensioned. The exact contents depend on the scope of work and the checklist of the municipality reviewing it. We confirm the list before we quote.
When a renovation needs a permit
Structural changes need a building permit. So, in most cases, do moved walls, new or relocated plumbing and gas, added suites and additions. Cosmetic work such as paint, flooring and cabinet replacement in the same layout generally does not. Your municipality has the final word, and we check before we draw.
Drawn to your municipality's checklist
Each municipality publishes its own submission requirements. Vancouver, Burnaby, Richmond, the North Shore municipalities, the City and Township of Langley, Delta, White Rock and Surrey all run their own processes. We draw to the checklist of the municipality your address is in.
Suites, coach houses and multiplexes
Adding housing to a lot starts with drawings. We prepare interior drawing sets for secondary suites, coach houses and the small multi-unit projects made possible by BC's small-scale multi-unit housing legislation, with unit plans designed to live well at their size.
Drawings for a design you already have
We regularly document layouts that clients developed themselves or with another designer. We measure the space, draw the design properly, and flag anything that will conflict with the building code before it costs you time in review or money on site.
Engineers and other consultants
Some projects need input from an engineer or a code consultant, depending on the scope and the municipality. We coordinate with them so their requirements are reflected in one consistent set, not scattered across separate documents.
Support through review
We prepare the drawing package to submission standard and support the application through review. Many clients submit the application themselves and call us when the city has questions. Revisions requested by the reviewer are handled at the desk that drew the set.
Who this service suits
Drafting on its own suits homeowners planning a renovation, contractors who need a permit set for a client, and builders who want construction documents that match the interior design. You do not need to hire us for design to hire us for drawings.
What to have ready before the first call
Have the property address, a description of the work, and any existing drawings, surveys or sketches. Photos of the areas involved help. If the municipality has already sent you a checklist or comments, send those too.
Drawing packages are quoted per project based on the scope of work and the municipality's requirements. Ask on the call and you will get a straight answer.
