Commercial interior design
spaces that work as hard as you do.
We design commercial interiors where the environment has a job to do: offices that support how a team works, and retail and hospitality spaces where the room itself sells. Drawings and permit documentation are handled in-house.
Book a Discovery CallOffice interior design
Office design balances brand, function and budget, built around how your team actually works rather than how offices are supposed to look. We start with who needs quiet, who needs to meet and who needs to be found, and the plan follows from that.
Retail and hospitality
In retail and hospitality, the environment supports the brand and the customer experience, from restaurants to showrooms. We plan how a customer enters, where they look first and how staff move behind them, then choose materials that hold up to daily traffic.
Restaurants
A restaurant interior has to serve the guest and the kitchen at the same time. Our Swad Indian Kitchen project in North Vancouver is a working example: warm materials and layered lighting do the brand's work, and the project was designed and documented in-house for a fast fit-out.
Childcare facilities
Childcare spaces are part of our commercial work. They call for durable, cleanable finishes, clear sightlines for staff and a layout drawn with the licensing requirements for the facility in view. We coordinate with the consultants and authorities the project involves.
What a commercial package includes
A commercial package covers space planning, finish and fixture specifications, millwork design, lighting selections and the interior drawing set. Renderings are added when stakeholders need to see the space before they approve it.
Tenant improvement drawings and permits
Most commercial fit-outs need a tenant improvement permit. We prepare the interior drawing package in-house and coordinate with the engineers and code consultants a commercial permit requires, so the submission goes in as one consistent set.
Working around an operating business
A renovation does not have to stop your revenue. Phased construction and after-hours work are planned into the schedule from the start, so the business keeps running while the work proceeds around it.
How a commercial project runs
We begin with a site visit and a defined scope, present the layout and concept for approval, then complete the specifications and drawings. Through construction we answer site questions and review the work at milestones. The schedule is built backward from your opening date or lease milestone.
Materials chosen for daily traffic
Commercial finishes are chosen for how they wear, not only how they look on opening day. Flooring, upholstery, counters and wall finishes are specified for cleaning, traffic and replacement, and recorded in a schedule your contractor can price and your staff can maintain.
Who this service suits
This service suits business owners fitting out a new lease, owners refreshing a space they already operate, and operators opening another location who want the same standard documented for the next one. We mostly work at the scale where design attention shows.
Leases and landlords
A lease sets the clock on a commercial project. We read the landlord's requirements early, because building rules and approval steps affect both the design and the schedule. Knowing them at the start avoids redrawing later.
What to have ready before the first call
Have the address, the size of the space, your lease dates and any drawings the landlord has provided. Tell us how many people work there, how customers use the space, and the date you need to open. Brand guidelines help if you have them.
