Interior designer in Delta
tsawwassen, ladner and north delta, one house at a time.
We design renovations and new interiors across Delta's three communities: Tsawwassen, Ladner and North Delta. Most of the work here is whole-home renovation, where an older plan is opened up and the kitchen is rebuilt around how the family cooks.
What we know about designing in Delta
Delta is three communities with different houses. Tsawwassen and Ladner sit in the south, separated from North Delta by farmland, and North Delta shares a border with Surrey. One municipality, the City of Delta, handles permits for all three.
Our Tsawwassen Home in the portfolio is typical of the work. It was a whole-home renovation that opened a dated plan to the garden and rebuilt the kitchen around how the family cooks, with the renovation managed by our studio.
Tsawwassen has many houses from the 1960s and 1970s with separate kitchens, low openings and small windows to the yard. The lots are good and the structures are usually worth keeping, so the design work is about connecting the main rooms to each other and to the garden.
Ladner is low-lying, with an older village centre, houses near the river and farm properties around it. Ground conditions and flood construction requirements can affect what is practical on the lowest floor, so we check the requirements for the property before we plan rooms there.
North Delta is closest to our studio. Its houses are mostly family homes from the 1970s and 1980s, many with a basement or a ground-level entry, and renovations often involve adding or improving a secondary suite along with the kitchen upstairs.
Opening a main floor almost always means removing or altering a wall that carries load. That is structural work and it needs a building permit, which is why our renovation designs come with permit and construction drawings drafted in-house.
Kitchens in these houses were built for one cook and a closed door. We plan the new kitchen around how the family cooks now: where prep happens, who is in the room at the same time and how the kitchen connects to the table and the yard.
Bathrooms from the same era are usually small and tired. Keeping the plumbing where it is controls cost, and we tell you when moving a fixture is worth it and when it is not.
A whole-home renovation is demanding to live through, so the sequence matters. We complete the drawings, confirm the permit requirements and order materials before demolition, and you receive a weekly summary of progress and decisions while the work is under way.
