Question 1

Do you take on single rooms, or only whole homes?

Accepted Answer

Both. Some clients start with one room and grow into a whole-home plan; others come to us for a full refresh from the start. The process scales to the scope.

Question 2

What does a residential interior designer actually do?

Accepted Answer

We plan the layout, select the materials, lighting and furnishings, and document every decision so trades can price and build it accurately. On larger projects we also draft the permit and construction drawings and coordinate the work on site.

Question 3

How long does a residential design project take?

Accepted Answer

A single-room design typically takes a few weeks; a whole home runs several months from concept to installed furniture. We set the schedule in writing at the start.

Question 4

How much does a kitchen renovation cost in Metro Vancouver?

Accepted Answer

It depends on the cabinetry, appliances and how much moves. We give a realistic range on the discovery call once we understand the space, and the design process locks pricing before construction starts.

Question 5

How long does a kitchen renovation take?

Accepted Answer

Design typically takes four to eight weeks; construction usually runs six to twelve weeks depending on scope and cabinetry lead times. We publish the schedule before demolition.

Question 6

Do I need a permit to renovate my kitchen in BC?

Accepted Answer

Replacing cabinets and counters in the same layout generally does not need a building permit. Moving walls, plumbing or gas usually does, and electrical work has its own permit requirements. Your municipality's rules govern, and we draw to them.

Question 7

When should we bring you into a custom home project?

Accepted Answer

Before the plans are finalized, ideally alongside the builder selection. The earlier we join, the more the interior can shape the architecture instead of reacting to it.

Question 8

Do you work with our builder or bring your own?

Accepted Answer

We work with your builder and speak their language, since we draft construction documents ourselves. If you need builder recommendations, we can make introductions.

Question 9

Can you do the permit drawings too?

Accepted Answer

Yes. Permit and construction drawings are drafted in-house, which is unusual for an interior design studio and is the reason our projects lose so little in translation.

Question 10

Are you the general contractor?

Accepted Answer

We manage and coordinate on your behalf and work alongside licensed contractors and trades. You get design-level quality control on top of construction-level scheduling.

Question 11

What does a renovation project manager do?

Accepted Answer

We schedule and coordinate the trades, answer site questions, check the work against the drawings, track orders and deliveries, and report to you every week. The goal is that the room you approved is the room you get.

Question 12

What does project management actually save?

Accepted Answer

Mostly rework and stalled weeks. Catching a plumbing conflict on the drawings costs nothing; catching it after tile is up is expensive.

Question 13

Do I need permit drawings for my renovation in BC?

Accepted Answer

If you are moving walls, changing structure, or altering plumbing or gas, almost certainly yes. Your municipality's checklist governs; we draw to it.

Question 14

What is the difference between permit drawings and construction drawings?

Accepted Answer

Permit drawings show the municipality that the proposed work meets its requirements. Construction drawings go further, with the dimensions, sections, schedules and details a contractor needs to build accurately. Many projects need both, and we draft both.

Question 15

Why does in-house drafting matter?

Accepted Answer

Because the person drawing the wall knows why it moved. Design intent survives into the documents, and questions get answered in hours instead of email chains.

Question 16

Can you produce drawings for a design we already have?

Accepted Answer

Yes. We regularly document layouts developed with clients, and we will flag anything in the design that will fight the building code before it costs you.

Question 17

How long does a permit set take?

Accepted Answer

A straightforward residential set typically takes two to four weeks to draw, plus the municipality's review time, which varies by city.

Question 18

Do you handle the permit application itself?

Accepted Answer

We prepare the drawing package to submission standard and support the application; many clients submit themselves and call us when the city has questions.

Question 19

Do you prepare drawings for secondary suites and multiplexes?

Accepted Answer

Yes. We prepare interior drawing sets for suites, coach houses and small multi-unit projects, and we design the unit layouts when you need that as well.

Question 20

Which municipalities do you prepare drawings for?

Accepted Answer

Municipalities across Metro Vancouver, including Vancouver, Burnaby, Richmond, West Vancouver, North Vancouver, Langley, Delta, White Rock and Surrey. Each has its own requirements, and we draw to the one your address is in.

Question 21

Do you renovate Vancouver character homes?

Accepted Answer

Yes. Kitchens, bathrooms, basements and whole-home renovations, with construction drawings prepared in-house when walls or structure move.

Question 22

Do you renovate Vancouver Specials?

Accepted Answer

Yes. Opening the main floor, rebuilding the kitchen and bathrooms, improving the stair and planning a proper ground-level suite are the most common requests, and we prepare the drawings for the structural changes in-house.

Question 23

Do you design custom homes in Burnaby?

Accepted Answer

Yes. Our Burnaby Custom Home is a published project: interior design, permit and construction drawings, and furniture procurement from one studio.

Question 24

Do you design wok kitchens?

Accepted Answer

Yes, with proper ventilation, durable finishes and a layout that keeps the show kitchen calm while the real cooking happens next door.

Question 25

Do you design around view corridors?

Accepted Answer

Yes. Furniture heights, millwork placement and lighting are planned so the view stays the focal point from the rooms that earn it.

Question 26

Do you design coach houses in North Vancouver?

Accepted Answer

Yes, interiors and drawing sets for coach houses and suites, planned to feel bigger than their square footage.

Question 27

Do you work in both the City and the Township of Langley?

Accepted Answer

Yes. They are separate municipalities with their own requirements, and we draw to the one your address is in.

Question 28

Do you design custom homes in South Surrey?

Accepted Answer

Yes. Our South Surrey Custom Home is a published project, designed from the first line of the plans with the drawings drafted in-house.

Question 29

Do you work in Tsawwassen and Ladner?

Accepted Answer

Yes. We work across Delta, including Tsawwassen, Ladner and North Delta. Our Tsawwassen Home is a published project in the portfolio.

Question 30

Do you handle Surrey building permits?

Accepted Answer

Yes. Permit drawings are drafted in-house to the City of Surrey's submission checklist, and we support the application through review.
