Interior designer in Burnaby
new houses on old streets, and towers beside them.
We design Burnaby custom homes, renovations and condo interiors. The city builds in two directions at once, with new houses replacing older ones on established streets and towers rising around the town centres, and we work in both.
What we know about designing in Burnaby
Burnaby's single-family streets are being rebuilt one lot at a time. Older bungalows and Vancouver Specials are giving way to new custom homes, and our Burnaby Custom Home in the portfolio is one of them: a contemporary house where the millwork, stone and lighting were specified as one package.
That project was built from a single set of in-house drawings. When the interior design and the construction documents come from the same desk, the builder prices and builds what was actually designed, and the finished rooms match the ones that were approved.
The towers around Metrotown, Brentwood, Lougheed and Edmonds are the other Burnaby. Condo plans there are compact, so the design work is in built-in storage, lighting and furniture scaled to the room. Strata alteration approval is usually required before a renovation starts.
Parts of Burnaby sit on slopes, and houses in areas such as Capitol Hill and Burnaby Heights often look north to the mountains. We place the main rooms and the windows for that view, and plan the levels so the daily routes through the house stay short.
Not every older house is replaced. Many are renovated, with a new kitchen, an opened main floor and a suite below. Provincial small-scale multi-unit housing legislation has also widened what can be built on a lot, and we design interiors and drawing sets for those projects.
Permits are handled by the City of Burnaby. We draw to the city's submission requirements and answer the reviewer's questions from the desk that drew the set.
New Burnaby houses are often planned for more than one household, with a suite or rooms for extended family. We draw those areas with the same care as the main house, including their own storage, daylight and separation for sound.
Furnishing can be part of the project. For the Burnaby Custom Home our services included furniture procurement as well as the design and drawings, so the pieces were chosen against the same plan and palette as the millwork around them.
A Burnaby project starts with a free discovery call and a site visit. For a new house we would rather join before the plans are final. For a renovation or a condo, we measure the space and agree on the scope before anything is drawn.
