At that stage a kitchen can get a window where the morning light is, a stair can become a feature instead of a leftover, and furniture layouts can set the room sizes rather than squeeze into them. Changes made on paper cost far less than changes made in framing.
One studio, drawings included
Interior design and technical drawings come from the same desk. Nothing is lost between the designer and the drafter, and your builder works from documents that leave no room for interpretation. When a decision changes, the drawing changes with it, so the set on site always matches what you approved.
What a custom home package includes
A custom home interior package covers the interior layout, millwork and cabinetry design, material and finish specifications, lighting and fixture selections, and the construction documents that record them. Permit drawings are prepared where the project requires them. Renderings and mood boards support the decisions that are hard to judge from a plan.
Materials specified as one package
Flooring, stone, cabinetry, hardware and lighting are selected together and scheduled in the drawings, so pricing is real and substitutions are deliberate. When a product is unavailable, we choose the alternative with the whole palette in view, not just the one line item.
How the engagement runs
A custom home follows our four phases: Discover, Advise, Design and Execute. Discovery sets the scope and an honest budget frame. Advise gives you layout options and a concept palette. Design is where every surface is specified and every drawing is drafted. Execute covers construction support through to furniture installation and styling.
Support through construction
We stay involved after the drawings are issued. We answer site questions, review shop drawings and walk the project at the milestones that matter, from framing to the final deficiency list. Problems found at a framing walk are simple to fix. The same problems found after finishes are installed are not.
Working with your builder
We work with the builder you have chosen and speak their language, because we draft construction documents ourselves. Builders receive exact specifications and a single point of contact for interior questions. If you have not chosen a builder yet, we can make introductions.
Furnishing the finished home
Furnishing is part of the service if you want it. We source, order and track the furniture, then install and style it, so you move into a finished home rather than an empty one. Pieces are chosen against the same plan and palette as the architecture around them.

This service suits owners building a new house and builders who want the interiors resolved before construction starts. It also suits small multi-unit projects, such as the multiplexes now permitted on many lots under BC's small-scale multi-unit housing legislation, where every unit needs a considered plan. What to have ready before the first call
Bring whatever exists: the lot details, any plans or sketches, your builder's name if you have one, and a budget range. A description of how your household lives day to day, who cooks, who works from home, who visits, tells us more than a folder of inspiration images, though those help too.
Custom home interiors are quoted as a fixed scope tied to the drawing package and the level of construction support you want. We put the number in writing after the discovery call.
